PREFERRED Level - SPRING Energy Saver Tune Up
$189 Annually includes both spring and fall Preferred Level Energy Saver Tune Up & Maintenance Service
Our thorough Air Conditioning Energy Saver Tune Up, Safety & Maintenance Program on average takes 75 - 90 minutes & includes:
- Check Air filter condition
- Observe AC system starting, sequencing and operation noting unusual equipment noises and or odors – allow system to cycle reaching operating pressures and temperatures
- Measure and document liquid Operating Pressures and or Temperatures
- Check suction, superheat, subcooling
- Inspect condenser coil fin condition - recommend hose washing by owner if fins appear dirty
- Inspect condenser fan blade condition & operation, observe fan motor operation
- Inspect electrical wiring condition, relays and terminals
- Check compressor amperage
- Check crankcase heater (if applicable)
- Check compressor contactor (tighten when loose, recommend replacement when pitted)
- Check / test capacitors
- Remove any leaves from inside of condenser unit
- Check condenser unit for level installation (recommend leveling if necessary)
- Check exterior electric disconnect for burned or corroded contacts
- Visually inspect thermostat terminals and operation – remind owner to change batteries
- Seasonal: Shut down humidifier and or adjust damper for summer position (if applicable) remove water panel element
- Visually inspect system blower wheel and assembly for condition and operation
- Check evaporator coil (if accessible)
- Check coil condensation drain for unrestricted flow
- Check that condensation pump is operational (if applicable)
- Report air filter condition, equipment testing and complete inspection findings to owner
PREFERRED Level - FALL Energy Saver Tune Up
Our thorough Furnace Energy Saver Tune Up, Safety & Maintenance Program on average takes 75 - 90 minutes and includes:
- Check Air Filter for condition
- Visually inspect exhaust flue pipe exterior for loose or rusted joints, looking for potential exhaust gas leak points
- Video camera inspection of the heat exchanger
- Observe system starting, sequencing and operation noting unusual equipment noises and or odors
- Confirm draft inducer fan sequence and operation
- Observe gas valve timing / operation
- Observe flame igniter glow, electronic ignition operation
- Remove flame sensor, clean and re-install
- Check burner assembly input pressure with manometer
- Check flame for roll-out
- Check for normal flame color and burn pattern
- Check safety controls
- Check fan and limit controls
- Check pressure switch operation
- Check high limit control
- Check thermostat terminals and operation – remind owner to change batteries (if applicable)
- Check blower motor, fan wheel and unit housing (unit housing removal and fan blade cleaning is extra)
- Inspect wiring harness and connections
- Check Pilot thermocouple (older units)
- Start-up humidifier for fall / winter and check condition of water panel (if available)
- Install a new water element pad, $20 additional
- Complete humidifier service and cleaning is available for an additional cost that is based upon brand / type of humdifier.
- Check vents / registers for airflow
- Random register testing with CO analyzer, results provided in PPM (Parts Per Million)
- Report air filter condition, humidifier water panel, equipment testing and complete inspection findings to owner

PREMIUM Level- SPRING Premium Level program is designed for discerning clients who want only the very best - however we do recommend that everyone perform the Premium Level service once every 5 years for optimum extended performance of their equipment.
ENERGY SUPER SAVER TUNE UP and PREMIUM SAFETY, MAINTENANCE AND CLEANING PROGRAM FOR AIR CONDITIONING on average takes 2-hours and includes:
PREMIUM Level - FALL Premium Level program is designed for discerning clients who want only the very best - however we also recommend that everyone perform the Premium Level service once every 5 years for optimum extended performance of their equipment.
ENERGY SUPER SAVER TUNE UP and PREMIUM SAFETY, MAINTENANCE AND CLEANING PROGRAM FOR FURNACES on average takes 2-hours and includes:
• Check Air filters for current condition – replace filters when necessary*
• Visually inspect flue exterior and thimble for loose or rusted-out joints, leaks – seal joints or thimble if necessary
• Video camera inspection of the heat exchanger and perform flue gas testing plus ambient air testing using Bacharach Monoxor III Carbon Monoxide analyzer
• Cycle furnace and observe starting, sequencing and operating characteristics checking any unusual equipment noises and or odors
• Check draft inducer fan sequence and operation
• Check and verify gas valve operation
• Check flame igniter, electronic ignition – replace igniters older than 5 years (cost of part is additional)
• Remove, inspect flame sensor, clean and re-install
• Check burner assembly input pressure usingflex-tube manometer, adjust as required to specifications
• Check flame for roll-out, verify normal color and burn patterns
• Check safety controls, fuses, fan and limit controls operation
• Check pressure switch operation
• Check high limit temperature control
• Inspect blower motor, fan wheel and unit housing
• Remove entire blower unit and housing, brush and vacuum clean, re-install housing
• Inspect condition of wiring harnesses and terminations
• Start-up humidifier for fall / winter season, check for leaks, check the solenoid valve operation, check water flow over element panel, clean out the water compartment with descaling solution, check the drain hose, furnish and install new element panel*, check humidistat operation.
• Check thermostat terminals and operation – remind owner to change batteries
• Color video duct inspection verifying clean condition of (2) duct runs, check for normal airflow at vents / registers and Test CO levels using Bacharach CO analyzer
•Discuss equipment inspection findings with owner providing written documentation of system operation and CO levels stated in PPM and listing any specific component conditions as necessary for future comparison.
*Cost of new filters and humdifier water panels will be additional, based upon size, type and model. Services not listed are not included.
